Sealy is the western anchor of the corridor we service along I-10 from the Houston Energy Corridor through Katy, Brookshire, and out to the Austin County line. The community has grown significantly as I-10 west of Katy has become an accessible commute corridor for Houston-area professionals who want rural-adjacent living at a price point that Fort Bend and Harris County communities no longer offer. Sealy's residential profile differs meaningfully from the Katy master-planned market. There are no Cinco Ranch sections, no Newland or Friendswood covenant packages governing every lot, and no ARB processing windows dictating when a landscape project can be submitted. Sealy's newer subdivisions carry HOA structures, but they're simpler and less formalized than their Fort Bend counterparts. Most Sealy homeowners are making landscape decisions with practical considerations as the primary driver: they have land, they have children and pets, they want outdoor space that performs well without demanding weekly attention, and they're comfortable with a contractor who gives them straight answers about what a turf system will actually do over time rather than pitching a lifestyle upgrade.
